Rovinj je grad na zapadnoj obali Istarskog poluotoka. Mjesto je to koje je već godinama jedno od naj atraktivnijih i naj traženijih destinacija na Jadranskoj obali. Prekrasno malo mjesto s nešto malo više od 14.000 stanovnika i svojim ljepotama privlači svake godine sve veći broj posjetitelja, kako stranih tako i domaćih. Rovinj je poznat po svom jedinstvenom starom gradu, odnosno starogradskoj jezgri koja se proteže uz cijelu rivu te naposljetku uzdiže do crkve Sv. Eufemije s koje se pruža jedinstven pogled na grad i more.
Upravo je Rovinj jedan od gradova koji je u razvoju luksuznog i elitnog turizma, tako uz svoju marinu i pristanište za jahte na obali mnogi ulažu u izgradnju luksuznih stambenih objekata za život i turizam. Uzevši u obzir podatak da je Rovinj grad s jednom od najvećih stopa noćenja u Hrvatskoj postaje jasan i motiv te odluka za investicije u ovaj čaroban grad.

U samom centru grada, na jednoj od naj atraktivnijih lokacija u ponudi imamo jedan od naj ekskluzivnijih projekata novogradnje.
Radi se o projektu u kojem je moderan dizajn imperativ, naj suvremenija tehnologija kao i maksimalni komfor i luksuz samo su neke od stavki koje će krasiti ove stanove.

Zgrada je koncipirana kao manja stambena građevina modernog izgleda s ravnim linijama te raznim detaljima poput obloga u kamenu te staklenim stijenama na terasama koje dodatno podižu opći estetski dojam objekta.

Podzemna etaža predviđena je kao parkiralište s ostavama te se iz nje može liftom doći do ostalih katova. Parking je također predviđen i u dvorištu zgrade s kolnog prilaza.
Stanove nalazimo u prizemlju, na prvom i na drugom katu ( penthausi ). Stanovi su veliki i prostrani te se sastoje od hodnika, ostave, gostinjskog wc.a, dnevnog boravka s blagovaonicom i kuhinjom ( open space sistem ) te s izlazima na terase ( prizemlja imaju izlaze na vlastita pripadajuća dvorišta ) te po dvije ili tri spavaće sobe od kojih svaka ima vlastitu kupaonicu i garderobu ( ovisno o tipu stana ).
Projekt je na najvišem mogućem kvalitativnom nivou, stanovi su prostrani te se mislilo na svaki mogući detalj, oprema je od renomiranih proizvođača te je sve na vrhunskoj i prvoklasnoj razini.
Ovisno o katu određeni stanovi imaju i pogled na more!
Svakom stanu pripada minimalno jedno parkirno mjesto i ostava.

Tehničke specifikacije zgrade i stanova :

Nosiva konstrukcija:
• temelji su armiranobetonske trake
• temeljna ploča je armiranobetonska
• zidovi podruma su armiranobetonski
• međukatne konstrukcije su armiranobetonske
• krovna konstrukcija je armiranobetonska
• nosivi zidovi su šuplji opečni termo blokovi 25-30 cm debljine
• pregradni zidovi su šuplji opečni blokovi 10-20 cm debljine
• nosivi stupovi i grede su armiranobetonski
• zidovi lifta su armiranobetonski 25 cm debljine

Vanjske obloge:
• ukopani zidovi podruma hidroizolirani katranskim folijama, termoizolirani XPS pločama 5 cm
• vanjski zidovi građevine termoizolirani EPS pločama 10 cm (veći dio) i 15 cm (manji dio)
• dio prizemlja je obložen dekorativnim kamenom
• ugrađena je kišna limarija - pocinčani bojani lim
• u krov je ugrađena termoizolacija 15 cm XPS ploče, te hidroizolacija
• pokrov građevine je Mediteran crijep

Unutarnje obloge:
• zidovi se žbukaju strojnom žbukom
• zidovi kupaonica se oblažu keramičkim pločicama

Podovi:
• pod podruma je zaglađeni beton
• podovi stanova su keramičke obloge i parket
• podovi terasa su keramičke obloge
• stepenište je obloženo kamenom

Vrata i prozori:
• vanjski otvori su aluminijska bravarija Schüco
• unutarnja vrata u stanovima su drvena
• ulazna vrata za stanove su negoriva T-30 (vatrootporna i protuprovalna)
• u potkrovlju su ugrađeni krovni prozori Velux

Sustav grijanja i priprema tople vode:
• svaki stan posjeduje svoj depurator pitke vode
• ugrađen je sustav podnog grijanja
• stanovi se dodatno griju i hlade s unutarnjim jedinicama ventilokonvektorima (fan coil)
• priprema tople vode vrši se u bojlerima smještenima u strojarnicu, bojleri su također spojeni na toplinske pumpe
• toplinske pumpe tvrtke Mitsubishi
• SMART HOME sustav upravljanja s pametnog telefona grijanjem i hlađenjem

Ostalo:
• zaštita od požara je osigurana unutarnjom i vanjskom hidrantskom mrežom, te prirodnom ventilacijom stubišta
